If you locked in a favorable rate on your first mortgage, the idea of refinancing to access equity probably doesn't appeal to you. A cash-out refinance replaces your entire first mortgage — at today's rate, on your full balance. For many Florida homeowners, that's a trade-off that doesn't make sense.
The good news is that refinancing isn't your only option.
How a Second Mortgage Works
A second mortgage — whether a HELOC or a fixed-rate home equity loan — is a separate loan secured by your home that sits behind your existing first mortgage. It doesn't replace your first mortgage. Your original loan stays in place with its existing rate, lender, and payment.
You borrow against the equity you've built, and you repay the second mortgage on its own terms.
HELOC vs. Fixed-Rate Second Mortgage
There are two main types of second mortgages:
HELOC (Home Equity Line of Credit) A revolving credit line. You borrow what you need during the draw period, repay it, and borrow again. Rates are commonly variable.
Fixed-Rate Home Equity Loan A lump sum paid at closing with a fixed interest rate and scheduled payments. Predictable and straightforward.
Both options leave your first mortgage untouched.
When Protecting Your First Mortgage Rate Matters Most
If your current first mortgage rate is meaningfully lower than what's available today, replacing it through a cash-out refinance means applying today's rate to your entire balance — not just the amount you want to access.
For some homeowners, the math on a second mortgage is more favorable. For others, a refinance still makes sense depending on their balance, goals, and how long they plan to stay in the home.
The only way to know which path is better for your situation is to compare both options with real numbers.
What Lenders Look At
Qualifying for a second mortgage involves many of the same factors as a first mortgage: your credit profile, income, existing debt obligations, and the equity position in your home. Lenders will also consider the combined loan-to-value ratio — the total of your first mortgage balance plus the new second mortgage relative to your home's value.
Requirements vary across lenders, which is one reason working with a broker who can compare multiple options is useful.
