What Is the Florida Hometown Heroes Program?

The Florida Hometown Heroes Housing Program is a state-sponsored initiative administered through the Florida Housing Finance Corporation. It is designed to help eligible first-time homebuyers who work full-time in a qualifying hero occupation for a Florida-based employer purchase a home in Florida.

The program may provide up to 5% of the purchase price — up to $35,000 — in down payment and closing cost assistance, structured as a 0% interest second mortgage. The assistance is not a grant and is subject to repayment under certain circumstances, such as when the home is sold, refinanced or is no longer the borrower's primary residence.

A key requirement is that the borrower must be employed full-time (35+ hours per week) in one of the seven eligible hero job categories. Not all Florida workers qualify — the program is specifically targeted at healthcare workers, school staff, first responders, public safety workers, court employees, child care workers and military/veterans.

How Much Assistance May Be Available?

Eligible homebuyers may receive up to 5% of the purchase price, up to a maximum of $35,000, toward down payment assistance and closing costs — subject to program guidelines and funding availability.

The assistance is structured as a 0% interest second mortgage. It is not a grant and may need to be repaid when the home is sold, refinanced or is no longer used as the borrower's primary residence.

Who May Qualify for Florida Hometown Heroes?

First-time homebuyers who have not owned a primary residence in the past three years
Full-time employees (35+ hours/week) in an eligible hero job role for a Florida-based employer
Healthcare workers — nurses, medical technicians, therapists, doctors, pharmacists and more
School staff members — teachers, principals, counselors, aides and support staff at Florida K-12 schools
First responders — certified EMTs, paramedics and firefighters at Florida fire departments, ambulance services or hospitals
Public safety workers — law enforcement, correctional officers, juvenile detention officers and 911 dispatchers
Court employees — attorneys, court clerks, assistant state attorneys and public defenders at Florida courts
Child care workers — employees at licensed Florida child care facilities or qualifying exempt facilities
Military and veterans — active-duty service members of all U.S. Armed Forces branches (including National Guard) and veterans honorably discharged from an eligible military or reserve branch
Veterans and active-duty police officers may have the first-time buyer requirement waived

Participants must be employed full-time and currently employed by a Florida-based employer. Only one borrower must qualify with an eligible employer. The seven eligible categories are listed below — examples include, but are not limited to, the roles shown.

General Qualification Considerations

Florida Hometown Heroes eligibility requires meeting program income limits, purchase price limits and employment requirements. Borrowers must work full-time (generally 35 or more hours per week) in an eligible hero job role for a Florida-based employer.

Participants generally should not have owned a home during the previous three years, with exceptions for veterans and active-duty police officers. The property must be used as the borrower's primary residence in Florida.

Florida Virtual School teachers qualify only if their paystubs or VOE reflect they are paid directly by Florida Virtual School. Attorney and Court Stenographer roles qualify only if employed by the Florida Supreme Court, District Courts of Appeal, Circuit Courts or a county court in Florida.
